$14.9 million palatial estate to break local record in CT

Hidden behind a 1,500-foot stone wall in one of Connecticut’s wealthiest areas is a palatial mansion with a fabulous room inspired by a Scottish castle. The brick and limestone house, built in 1929, is the most expensive home for sale in New Canaan for $14.9 million.

Prices in the affluent area, about 40 kilometers northeast of New York City, are rising steadily, according to analysis by Jonathan Miller, president of real estate appraisal and consulting firm Miller Samuel. Still, the property’s price was seven times higher than the New Canaan average of $1.9 million in the second quarter, according to real estate firm Douglas Elliman.

Listing agent Danielle Malloy, of Nest Seekers International, told CNBC that the neighborhood attracts senior executives, and she believes the property’s selling price will break local records. That came about in 2014, when a 14,000-square-foot mansion on 52 acres sold for $14.3 million, according to public records.

It’s a New Canaanite crown jewel built with the highest quality materials you can’t find today, says Malloy.

The gallery is enclosed in iron-framed windows with limestone walls and floors made of Tunisian marble.

Orchard’s End sits on a much smaller site than the current record-setting mansion, but offers more living space. The meticulously maintained property spans more than 6.2 acres and covers 25,000 square feet across three structures. The mansion boasts 35 rooms, 12 bedrooms, 16 bathrooms, a resort-sized pool and outdoor basketball court.

Malloy told CNBC that the property has undergone changes over the decades, with previous owners making significant upgrades and substantial expansions. The main residence, originally designed by renowned architect William Tubby, has doubled in size and now covers 18,000 square feet.

The house now also includes a fabulous room inspired by Duart Castle, located on Scotland’s Isle of Mull and featured in the 1999 film “Entrapment” starring Sean Connery and Catherine Zeta-Jones .

The space features exposed beams through 35-foot ceilings, heated Tunisian marble floors, steel-framed windows and mezzanine balconies.

Malloy said the mayor built a stone fence around the property 7 feet high and 1,500 feet long to create an extra layer of security and privacy.

More recently, the property’s current owners undertook a three-year, $6 million renovation to add more living space, including a four-bedroom guest house and converted The estate’s former stables turned into a 5,000 square meter carriage house.

According to Miller, the median price per square foot in the neighborhood hit $546 in the second quarter, up nearly 22 percent from a year ago. Orchard’s End’s listing price puts the property at just under $600 per square foot.

The estate tax on this property, which first hit the market in early 2022 at $16.9 million, is about $86,000 a year, Malloy said.
